CHAPTER 3800

R-6 RESIDENTIAL HIGH DENSITY DISTRICT

3800.1: PURPOSE:

The purpose of the R-6 high density residential district is to provide for high density housing and directly related, complementary uses. (Ord. 1988-12, 12-19-1988)

3800.2: PERMITTED USES:

The following are permitted uses in an R-6 district:
All permitted uses allowed in an R-5 district (section 3700.2 of this ordinance).
Multiple-family dwelling structures containing more than twelve (12) dwelling units. (Ord. 1988-12, 12-19-1988)

3800.3: ACCESSORY USES:

The following are permitted accessory uses in an R-6 district:
All permitted accessory uses allowed in an R-5 district (section 3700.3 of this ordinance).
Off street loading. (Ord. 1988-12, 12-19-1988)

3800.4: CONDITIONAL USES:

The following are conditional uses in an R-6 district: (Requires a conditional use permit based upon procedures set forth in and regulated by chapter 400 of this ordinance.)
All conditional uses, subject to the same conditions, as allowed in an R-5 district (section 3700.4 of this ordinance).
Multiple-family structure density bonus. A maximum reduction of five hundred (500) square feet of lot area per unit for multiple-family dwellings of ten (10) units or more as required in section 1100.9 of this ordinance based upon the following bonus features and square foot reductions:

2/3 of the required fee for parking underground or within the principal structure (not including attached or detached garages)

125 square feet

3800.5: LOT REQUIREMENTS AND SETBACKS:

The following minimum requirements shall be observed in an R-6 district, subject to additional requirements, exceptions and modifications set forth in this ordinance:
   A.   Lot area: Fifteen thousand (15,000) square feet and subject to section 1100.9 of this ordinance.
   B.   Lot width: One hundred feet (100').
   C.   Setbacks:
      1.   Front yard:
         a.   Townhouses: Not less than thirty feet (30').
         b.   Multiple-family dwellings: Not less than thirty five feet (35').
      2.   Side yard:
         a.   Interior lots: Not less than ten feet (10') each.
         b.   Corner lots: Not less than twenty feet (20') on the side yard abutting a public street.
      3.   Rear yard:
         a.   Principal buildings: Thirty feet (30').
         b.   Accessory buildings: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988; amd. Ord. 2009-017, 11-2-2009)

3800.6: MAXIMUM BUILDING HEIGHT:

   A.   Principal building: Thirty five feet (35').
   B.   Accessory building: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988)

3800.7: MAXIMUM LOT COVERAGE:

No structure or combination of structures shall occupy more than sixty percent (60%) of the lot area. (Ord. 1988-12, 12-19-1988)
