CHAPTER 3500

R-3 RESIDENTIAL SINGLE- AND TWO-FAMILY DISTRICT

3500.1: PURPOSE:

The purpose of the R-3 residential single- and two-family district is to provide for moderate density one- and two-unit dwellings and directly related, complementary uses. (Ord. 1988-12, 12-19-1988)

3500.2: PERMITTED USES:

The following are permitted uses in an R-3 district:
All permitted uses as provided for in the R-2 district (section 3400.2 of this ordinance). (Ord. 1988-12, 12-19-1988)

3500.3: ACCESSORY USES:

The following are permitted accessory uses in an R-3 district:
All permitted accessory uses as allowed in an R-2 district (section 3400.3 of this ordinance). (Ord. 1988-12, 12-19-1988)

3500.4: CONDITIONAL USES:

The following are conditional uses in an R-3 district: (Requires a conditional use permit based upon procedures set forth in and regulated by chapter 400 of this ordinance.)
All conditional uses, subject to the same conditions, as in an R-2 district (section 3400.4 of this ordinance).
Small cell wireless support structures. (Ord. 1988-12, 12-19-1988; Ord. 2019-13, 12-16-2019)

3500.5: LOT REQUIREMENTS AND SETBACKS:

The following minimum requirements shall be observed in an R-3 district, subject to additional requirements, exceptions and modifications set forth in this ordinance:
   A.   Lot area: Twelve thousand five hundred (12,500) square feet.
   B.   Lot width: Ninety feet (90').
   C.   Setbacks:
      1.   Front yard: Not less than thirty feet (30').
      2.   Side yard:
         a.   Interior lots:
            (1)   Single-family and two-family dwellings: Not less than ten feet (10'), except a five foot (5') side yard setback is permitted for an attached garage and any living space constructed above the attached garage footprint.
            (2)   All other uses: Not less than ten feet (10') each.
         b.   Corner lots: Not less than twenty feet (20') on the side yard abutting a public street.
      3.   Rear yard:
         a.   Principal building: Twenty five feet (25').
         b.   Accessory building: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988; amd. Ord. 2009-017, 11-2-2009)

3500.6: MAXIMUM BUILDING HEIGHT:

   A.   Principal building: Twenty five feet (25').
   B.   Accessory building: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988)

3500.7: MAXIMUM LOT COVERAGE:

No structure or combination of structures shall occupy more than thirty percent (30%) of the lot area. (Ord. 1988-12, 12-19-1988)
