CHAPTER 3300

R-1 RESIDENTIAL SINGLE-FAMILY DISTRICT

3300.1: PURPOSE:

The purpose of the R-1 residential single-family district is to provide for exclusive low density single-family detached residential dwelling units and directly related complementary uses. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996)

3300.2: PERMITTED USES:

The following are permitted uses in an R-1 district:
All permitted uses as provided in the R-1A district (section 3250.2 of this ordinance). (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996)

3300.3: ACCESSORY USES:

The following are permitted accessory uses in an R-1 district:
All permitted accessory uses as allowed in the R-1A zoning district (section 3250.3 of this ordinance). (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996)

3300.4: CONDITIONAL USES:

The following are conditional uses in an R-1 district: (Requires a conditional use permit based upon procedures set forth in and regulated by chapter 400 of this ordinance.)
All conditional uses, subject to the same stipulations, as in the R-1A district (section 3250.4 of this ordinance). (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996)

3300.5: INTERIM USES:

The following are interim uses within an R-1 district:

3300.6: LOT REQUIREMENTS AND SETBACKS:

The following minimum requirements shall be observed in an R-1 district, subject to additional requirements, exceptions and modifications set forth in this ordinance:
   A.   Lot area: Twelve thousand five hundred (12,500) square feet.
   B.   Lot width:
      1.   Interior: Ninety feet (90').
      2.   Corner: One hundred feet (100').
   C.   Setbacks:
      1.   Front yard: Not less than thirty feet (30').
      2.   Side yard:
         a.   Interior lots: Not less than ten feet (10') each.
         b.   Corner lot: Not less than twenty feet (20') on the side yard abutting a public street.
      3.   Rear yard:
         a.   Principal building: Twenty five feet (25').
         b.   Accessory building: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996; Ord. 2009-017, 11-2-2009)

3300.7: MAXIMUM BUILDING HEIGHT:

   A.   Principal building: Thirty five feet (35').
   B.   Accessory building: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996)

3300.8: MAXIMUM LOT COVERAGE:

No structure or combination of structures shall occupy more than twenty five percent (25%) of the lot area. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996)
