80 - ZONING—I INDUSTRIAL ZONE
It is the purpose of this zone to provide areas of the township for the exclusive use of non-noxious industries which can meet strict performance standards set forth in Section 16.80.050.

Food and associated industries, such as, but not limited to, bakeries, bottling of food and nonalcoholic beverages, food mixing and processing and food sundry manufacturing;
B.
Electronic products manufacturing and processing;
C.
Farms;
D.
Photo finishing and processing;
E.
Fabrication of metal products, including sheet metal and other such metallic instruments;
F.
Manufacturing of light machinery, such as any of the following: Carburetors, pumps and small machine parts; auxiliary electrical power generating units; cash registers; typewriters; calculators and other office machines;
G.
Fabrication of paper and wood products, such as, but not limited to, office supplies, bags, books, bookbinding, boxes, cabinets and woodworking, toys, furniture and packaging material;
H.
Research and design facilities;
I.
Uses permitted in the B-2 district;
J.
Warehousing and storage of goods.
K.
Commercial solar energy operations in accordance with sections 16.85.020 and 16.85.040.

A.
Minimum Lot Area. The minimum lot size for development shall be two acres. The minimum planning district for this zone is ten (10) acres.
B.
Lot Frontage. Each lot shall have a minimum of two hundred (200) feet fronting a township road.
C.
Building Coverage Limit. Not more than forty (40) percent of the area for each lot may be occupied by buildings.
D.
Front Yard. There shall be a front yard on any street which a lot abuts of not less than twenty-five (25) feet. (See Section 16.68.040.)
E.
Side Yards. There shall be side yards with an aggregate total of not less than fifteen (15) feet with a minimum of thirty (30) feet on one side.
F.
Rear Yard. There shall be a rear yard of not less than fifty (50) feet in depth.
G.
Building Height. No building shall exceed eighty (80) feet in height, unless authorized by a special exception by the planning board.
H.
Impervious Coverage Limit. A maximum of eighty (80) percent of the area of a lot may be covered with impervious material.
I.
Clearing Limit. A maximum of ninety (90) percent of a lot may be cleared of vegetation for the purpose of constructing improvements.
J.
Vegetated Area. At least twenty (20) percent of area of each lost must be covered by vegetation.
K.
Vegetated Area. At least twenty-five (25) percent of the area of each lot must be covered by vegetation.

A minimum of fifty (50) percent of the facade facing the street shall consist of decorative masonry and glass. The masonry shall consist of brick, stone, decorative block, or the like. The glass may be windows or fixed glass panels.
B.
Architectural elevations of all elevations shall be reviewed by the planning board.
