Regulations for principal permitted uses.

a.
Minimum lot area: 81,000 square feet with no public water or public sewer; 40,250 square feet with public water or public sewer.
b.
Minimum front yard setback: 25 feet.
c.
Minimum rear yard setback: 40 feet.
d.
Minimum side yard setback (each side): 20 feet.
e.
Minimum lot frontage: 100 feet.
f.
Maximum building height: 2 1/2 stories or 35 feet.
g.
Maximum lot coverage: 30% for lots less than 1/2 acre, 15% for lots less than one acre but more than 1/2 acre.
