The adaptive reuse of historic structures is encouraged in such a way so as to complement the character of the existing Landing.

Existing tree rows and hedgerows, stone walls, and similar features shall be retained in the development of any new use or the expansion of any existing use.

The number of off-street parking spaces required shall be the minimum necessary to adequately serve the intended use.

Service alleys for deliveries and utility access shall be established along rear property lines.

On-street parking is encouraged for nonresidential uses.

The primary means of access to lots shall be via the existing street corridors to minimize the number of new streets created.

New or in-fill buildings shall be located in line with existing buildings to maintain the integrity of the existing building setback line of the street.
