SECTION XIII

O RESTRICTED PROFESSIONAL OFFICE DISTRICT

§ 1 O RESTRICTED PROFESSIONAL OFFICE DISTRICT.

The regulations set forth in this section governing the use of property in the Restricted Professional Office District are intended to permit the use and grouping of professional offices and related facilities with limited nonresidential use in areas near or adjoining the residential districts without introducing non-compatible commercial uses.

§ 2 PURPOSES.

In the Restricted Professional Office District a building or premises shall be used only for the following purposes:
a. 
Any use permitted in the R-1 Single-Family Residential District
b. 
Outpatient Clinics (Medical, Dental, or Optical)
c. 
Medical Offices
d. 
Medical Laboratories (Excluding Forensic)
e. 
Abstract Offices
f. 
Accounting Offices
g. 
Advertising Offices
h. 
Architects’, Engineers’, and Surveyors’ Offices
i. 
Attorneys’ Offices
j. 
Insurance Offices
k. 
Real Estate Offices
l. 
Stockbroker Offices
m. 
Tax Consultant Offices
n. 
Other uses of similar character with no on-premises retail sales
o. 
The above uses shall not normally operate on a 24-hour-a-day basis.

§ 3 HEIGHT AND AREA REGULATIONS.

The following height and area regulations shall be observed. See also Section XXII - HEIGHT AND AREA EXCEPTIONS AND MODIFICATIONS.

§ 4 LOT COVERAGE.

In no case shall more than 40 percent of the total lot area be covered by a main building.

§ 5 PARKING REQUIREMENTS.

Off-street parking spaces shall be provided at the rate of not less than three spaces plus one additional parking space for each 300 square feet of floor area over 1,000 square feet. Parking lots must be designed to allow total maneuverability of vehicles on the lot served. No parking lot will be approved or allowed that requires a vehicle to back directly into an adjacent street. Off-street parking, loading spaces and driveway standards shall be provided in accordance with the provisions of Section XXIII

§ 6 SIGNAGE.

Signs within the O District shall be limited to one facade sign per business.
a. 
Facade signs shall not exceed two (2) square feet in size and shall be attached flush to an exterior wall of the building or structure. Facade signs shall not project above the roof line.
b. 
One freestanding ground-mounted sign per lot may be allowed in this district pending Planning and Zoning Commission approval. Such request must be submitted in writing to the Planning and Zoning Commission accompanied by a site plan showing the location of the proposed sign on the lot as well as a sketch depicting the design.
c. 
No freestanding sign shall exceed 16 square feet per side with not more than two exposed sides allowed. Ground-mounted signs shall not exceed 6 feet in height and shall be set back not less than 10 feet from the front property line and no closer than 15 feet from any side property line.
d. 
All signs and lettering allowed in the O District shall be permanent in design. No sign shall be internally or intermittently illuminated and no sign may rotate or contain moving parts.
