SECTION XV

B-1 LOCAL BUSINESS DISTRICT

§ 1 B-1 LOCAL BUSINESS DISTRICT.

The regulations set forth in this Section or set forth elsewhere in this Ordinance when referred to in this Section are the regulations in the B-1 Local Business District.

§ 2 USE REGULATIONS.

Operations shall occur within a primary building that has been issued a certificate of occupancy by the city, and provided further, there shall be no outside display of merchandise. A building or premises shall be used only for the following purposes:
a. 
Any use permitted in the AR Adaptive Re-Use District.
b. 
Automobile parking lot or parking garage.
c. 
Bank or financial institution.
d. 
Business or commercial school or college
e. 
Custom dressmaking, tailoring, print shop, or millinery; shoe repairing, television and radio repairing, repair of locks, household appliances and bicycles, dry cleaning and pressing, catering and bakery with the sale of bakery products on the premises and other uses of a similar character.
f. 
Display room for merchandise to be sold at wholesale where merchandise sold is stored elsewhere.
g. 
Domino parlor and pool hall in compliance with all pool hall regulations, or a commercial place primarily for entertainment where pinball machines, electric game machines, or any form of game table is used.
h. 
Filling station or car-care center
i. 
Florist shop or greenhouse.
j. 
Health club or fitness center
k. 
Hotel
l. 
Interior decorating studio
m. 
Laundry, self-service
n. 
Motel, day nursery or child-care center, lodge, or fraternal organization
o. 
Motion-picture theater - indoor
p. 
Offices and office buildings.
q. 
Personal service uses including barbershops, beauty parlors, photographic or art studios, messenger, taxicabs, newspaper or telegraphic branch, service stations, dry cleaning receiving stations, and other uses of a similar character.
r. 
Recreational club.
s. 
Restaurant club.
t. 
Retail store, in connection with which there shall be no slaughtering of animals or poultry nor commercial fish cleaning and processing on the premises.
u. 
Social club (with special permit)
v. 
Supermarket, discount, variety or department store
w. 
Theater, not including drive-in theaters
x. 
Undertaking establishment.
y. 
Veterinarian small animal hospital with all operations and services within an enclosed building

§ 3 HEIGHT AND AREA REGULATIONS.

The following height and area regulations shall be observed. See also Section XXII - Height and Area Exceptions and Modifications.

* No side yard required for nonresidential buildings except that on a lot abutting a residential district or side street, there shall be a side yard of not less than 7-1/2 feet. Side yard for dwellings shall be not less than 5 feet.

§ 4 PARKING AND LOADING REGULATIONS.

Off-street parking and loading spaces shall be provided following the requirements for specific uses outlined in Section XXIII.

§ 5 EXTERIOR FACADE CONSTRUCTION REQUIREMENTS AND STANDARDS.

Exterior Facade Construction Requirements and Standards shall be provided following the requirements outlined in Chapter 3, Building Regulations, Article 3.10.
