MANUFACTURING ZONE

17.80.010 PURPOSE

To provide areas in appropriate locations where light manufacturing, industrial processes and warehousing may be established with sensitive relationship to adjacent agricultural, residential and commercial land uses.

17.80.020 ALLOWED USES

Those uses which are allowed in the M-1 manufacturing zone either as a permitted use or a conditional use shall be as specified in SMC 17.120, "Use Matrix Table", of this title.

17.80.030 AREA, WIDTH AND YARD REGULATIONS

Area, width and yard regulations in the M-1 manufacturing zone are as follows:

  1. Area: No minimum.
  2. Width: No minimum.
  3. Front yard: Thirty feet (30').
  4. Side yard: None except thirty feet (30') where the side yard abuts a residential zone.
  5. Rear yard: None except thirty feet (30') where the rear yard abuts a residential zone.

17.80.040 HEIGHT REGULATIONS

No building or structure shall be erected to a height greater than sixty feet (60'), except that within one hundred feet (100') of the boundary of any adjoining zone, no building shall exceed the height limit established for main buildings in such adjoining zone.

17.80.050 DEVELOPMENT STANDARDS

  1. Plan Approval: Before any building is constructed, enlarged, expanded, or experiences a change in land use, a site development plan shall be prepared and approved in accordance with this section.
  2. Screening:
    1. Any area outside of a building and visible from a public street which is used for any activity other than landscaping, off street parking and loading shall be completely enclosed within an approved fence or wall or approved landscaping of a height sufficient to completely screen such activity from the street or from adjoining parcels.
    2.  Garbage or other refuse shall be screened from public view by a sightproof fence or masonry wall, or may be completely within an enclosed building. Trash dumpsters shall be located a minimum of twenty feet (20') from any common boundary with a noncommercial zone.
    3. Where any manufacturing lot shares a common boundary with a residential zone, a six foot (6') masonry wall shall be provided along such boundary. In those cases where the comprehensive plan indicates the adjoining land use may be other than residential in the future, the planning commission may allow a six foot (6') sightproof fence to be substituted for the masonry wall.
    4. All mechanical equipment, including heating and air conditioning units, shall be completely screened from surrounding properties by use of a sightproof fence or wall or shall be enclosed within a building. Roof mounted equipment shall be screened by parapet walls or other approved means.
  3. Offensive Use Unlawful: No land or building in the M-1 zone shall be used or constructed or operated so as to create any noxious, offensive, objectionable, dangerous, or other undesirable effect on persons or property outside the lot line by virtue of emission of smoke, particulate matter, noise, fumes, odor, vibrations, glare, liquid, and solid waste, heat, and explosive materials.
  4. Lot Area: No building, structure, or accessory buildings shall cover more than seventy percent (70%) of the total lot area.

17.80.060 MODIFYING REGULATIONS

  1. Minimum Setback For Individual Storage Units: Individual storage units shall maintain a minimum setback of two hundred feet (200') from the Main Street (US Hwy 91) right of way line.
  2. Minimum Setback For Sexually Oriented Businesses: Sexually oriented businesses shall maintain a minimum setback of six hundred feet (600') from the Main Street (US Hwy 91) right of way line.
