There must be a building which may incorporate an office and/or service area not to exceed 20% of the building floor area. Said building shall be a minimum of 50% of the lot area.

Maneuvering of trucks, trailers, and tractor trailers shall be within the lot of such terminal.

No flood lights shall be attached to the building.
