165.13 LOW-DENSITY

MULTI-FAMILY RESIDENTIAL ZONE RM-12.

It is intended that this zone provide for a high density of single-family residential development and a low density of multi-family residential development.  Dwellings in this zone should have good access to all City services and facilities.
1.   Permitted Uses.
   A.   Detached, single-family dwellings.
   B.   Duplexes.
   C.   Multi-family dwellings.
2.   Provisional Uses.
   A.   Family care facilities (family homes), provided they are not located within one-quarter (1/4) mile of each other
(Code of Iowa, Sec. 414.22)
   B.   Lodging houses (rooming houses), provided that the total floor area does not exceed 330 square feet for each 2,725 square feet of lot area and that there is at least 100 square feet of floor area for each roomer.
   C.   Zero lot line dwellings and townhouses, provided they are developed in accordance with the requirements of Section 165.30.
   D.   Accessory apartments, subject to the requirements of Section 165.30.
3.   Conditional Uses.
   A.   Cemeteries and mausoleums subject to the requirements of Section 165.30.
   B.   Child daycare facilities subject to the requirements of Section 165.30.
   C.   Funeral home and mortuaries subject to the requirements of Section 165.30.
   D.   Group care facilities, provided that there is at least 750 square feet of lot area for each occupant.
   E.   Neighborhood centers subject to the requirements of Section 165.30.
   F.   Public utilities.
   G.   Bed and breakfast homes subject to the regulations of Sections 165.30 and 165.33.
   H.   Religious institutions subject to the requirements of Section 165.30.
   I.   Schools - generalized private instruction.
   J.   Schools - specialized private instruction.
   K.   Transient housing, provided that there is at least 750 square feet of lot area for each permanent resident and 200 square feet for each temporary resident.
   L.   Public utilities.
   M.   Other uses when there is clear evidence that such uses will not seriously affect the value and character of the surrounding neighborhood.
4.   Dimensional Requirements.  The following table of dimensional requirements is applicable to the uses of this zone, but does not permit the creation of a nonconforming lot to attain higher densities of development.

6.   Special Provisions.  None.
