1. Detached Accessory Uses and Buildings. In all zones, except as otherwise provided, detached accessory uses and buildings shall be subject to the following requirements:
A. Time of Construction. No accessory building shall be constructed prior to the start of construction of the principal building.
B. Setback From Property Lines. Except as otherwise provided, an accessory building shall be separated from lot lines in compliance with the following requirements:
(1) Accessory buildings, except for roadside stands, shall not be located in a front yard and garages and carports shall be located to provide a minimum 25-foot length “aisle” between the building and the street right-of-way line (except in the LR Zone).
(2) In R Zones, an accessory building shall not be located closer than five (5) feet to a side lot line or a rear lot line. In an OBP Zone, an accessory building shall not be located in a side or rear yard. An accessory building for a zero lot line dwelling shall comply with the above requirements and shall not be located in the required 10-foot side yard.
(3) Setback From Alley. When a garage or carport is entered directly from an alley, it shall not be located closer than 10 feet from the alley right-of-way line.
C. Not Used for Dwelling. No accessory building shall be used for dwelling purposes other than by domestic help employed entirely on the premises.
D. Setback From Principal Building. No portion of an accessory building shall be located closer than three (3) feet to the principal building.
E. Maximum Rear Yard Coverage. In all RS Zones, accessory buildings shall not exceed the aggregate of 1000 square feet in area and shall not occupy more than thirty-five percent (35%) of the rear yard area.
F. Maximum Rear Yard Coverage. In all RM Zones, accessory buildings shall not exceed the aggregate of 1000 square feet in area and shall not occupy more than thirty-five percent (35%) of the rear yard area.
G. Maximum Height. Accessory buildings and structures shall not exceed a height of eighteen (18) feet in all R Zones or the maximum height permitted for a principal building in other zones.
H. Distance from Lakeshore. In the LR Zone, no storage or accessory buildings shall be placed closer to the lakeshore line than the rear building line or closer than five (5) feet from any side lot line.
2. Attached Accessory Buildings. Attached accessory buildings shall be located pursuant to the requirements for principal buildings. Attached garages and carports shall be located on a lot so that a minimum 25-foot length “aisle” between the building and the street right-of-way line is provided (except in the LR Zone).
