165.25 LIGHT

INDUSTRIAL ZONE I-1.

The Light Industrial Zone (I-1) is intended to provide for the development of most types of industrial firms.  This zone is also created to provide for those commercial and light manufacturing industries which do not qualify for location in the commercial zones but which are not heavy manufacturing industries.  Regulations are designed to protect adjacent, nonresidential zones and other industrial uses within the zone.
1.   Permitted Uses.
   A.   Building contractor facilities, yards and pre-assembly yards, includes sales and storage of building materials and concrete mixing.
   B.   Communication stations, centers and studios.
   C.   Manufacture of chemicals and allied products, except fertilizer manufacturing.
   D.   Railroad switching, storage and freight yards and maintenance facilities.
   E.   Wholesale trade and warehouse establishments for goods such as but not limited to automotive equipment, drugs, chemicals and allied products, dry goods and apparel, groceries and related products, electrical goods, hardware, plumbing, heating equipment and supplies, machinery, equipment and supplies, tobacco and alcoholic beverages, paper and paper products, furniture and home furnishings.
   F.   Raising of crops.
   G.   Truck terminals.
   H.   Printing shops.
   I.   Feed stores.
   J.   Automobile repair garage, including body shops.
   K.   Plumbing and heating shop.
   L.   Open yards for storage and sales.
   M.   Sheet metal shop.
   N.   Blacksmith and machine shops.
2.   Provisional Uses.
   A.   Communication towers, provided that a tower’s distance from an R Zone shall be at least equal to the height of the tower.
   B.   Residence of the proprietor, caretaker or watchperson when located on the premises of the commercial or industrial use.
   C.   Mining and extraction of sand, gravel and other raw materials and minerals subject to the requirements of Section 165.30.
3.   Conditional Uses.
   A.   Public utilities.
   B.   Buying station.
4.   Dimensional Requirements.
   A.   Minimum Lot Area:  None
   B.   Minimum Lot Width:  None
   C.   Minimum Lot Frontage:  None
   D.   Minimum Yards:
      (1)   Front - 25 feet
      (2)   Side - None
      (3)   Rear - None
   E.   Maximum Building Bulk:
      (1)   Height - 45 feet or according to the height regulation specified by the Mason City Municipal Airport Zoning Ordinance, whichever is more restrictive.
      (2)   Lot Coverage - None
      (3)   Floor Area Ratio - None
5.   General Provisions.  All principal and accessory uses permitted within this zone are subject to the requirements of the following sections of this chapter:
   A.   Permitted Accessory Uses and Buildings – See Section 165.31.
   B.   Accessory Use and Building Regulations – See Section 165.32.
   C.   Off-street Parking Requirements – See Section 165.33.
   D.   Off-street Loading Requirements – See Section 165.34.

   G.   Dimensional Requirements – See Sections 165.37 through 165.40.
   H.   Tree Regulations – See Section 165.41.
   I.   Performance Standards – See Sections 165.42 and 165.43.
   J.   Nonconformities – See Section 165.44.
6.   Special Provisions.  None.
