165.24 OFFICE

AND BUSINESS PARK ZONE OBP.

It is intended that this zone provide areas for the development of large office and business uses.  The amenities of landscaping, high-quality design and large setbacks (at least along the boundaries) that one expects in an office/business park are also critical to the successful development of the area.  Office/business parks may also be designed with smaller lot sizes than the more campus-like development envisioned.  The requirements of this zone provide protection for uses within the zone to adjacent land uses and for adjacent, more restrictive uses.  Hotels, motels and similar uses should be located along the periphery of the zone or in such other locations that do not adversely affect the setting and quality of development for the permitted uses of this zone.
1.   Permitted Uses.
   A.   Data processing and computer operations.
   B.   Merchandise and product display centers, but not including the retail sale of merchandise on premises.
   C.   Offices including business, educational, governmental, industrial or professional offices.
   D.   Research, testing and experimental laboratories (subject to Section 165.43).
2.   Provisional Uses.  None.
3.   Conditional Uses.
   A.   Communication stations, centers, studios and towers provided that towers shall be located at least as far away from lot lines as their height above grade.
   B.   Hotels, motels and convention centers, including restaurants.
   C.   Public utilities.
4.   Dimensional Requirements.
   A.   Minimum Lot Area:  7 acres
   B.   Minimum Lot Width:  None
   C.   Minimum Lot Frontage:  None
   D.   Required Yards:
      (1)   Front - 100 feet
      (2)   Side - 100 feet
      (3)   Rear - 100 feet
   E.   Maximum Building Bulk:
      (1)   Height - 35 feet  (If any building or structure is to be located in an area regulated by the Mason City Municipal Airport Zoning Ordinance, any lower height regulation of such ordinance shall prevail.)
      (2)   Lot Coverage - None
      (3)   Floor Area Ratio - None
5.   General Provisions.  All principal and accessory uses permitted within this zone are subject to the requirements of the following sections of this chapter:
   A.   Permitted Accessory Uses and Buildings – See Section 165.31.
   B.   Accessory Use and Building Regulations – See Section 165.32.
   C.   Off-street Parking Requirements – See Section 165.33.
   D.   Off-street Loading Requirements – See Section 165.34.
   E.   Sign Regulations – See Section 165.35.
   F.   Fence Regulations – See Section 165.36.
   G.   Dimensional Requirements – See Sections 165.37 through 165.40.
   H.   Tree Regulations – See Section 165.41.
   I.   Performance Standards – See Sections 165.42 and 165.43.
   J.   Nonconformities – See Section 165.44.
6.   Special Provisions.  In no instance shall an area zoned OBP be less than 21 acres.
