165.16 FACTORY-BUILT

HOUSING RESIDENTIAL RFBH ZONE.

The Factory-Built Housing Residential (RFBH) Zone is designed to provide for the placement of manufactured homes, mobile homes and modular homes within factory-built housing parks, or upon individually subdivided lots with a lot size smaller than that allowed in other zones permitting single-family dwellings.  The RFBH Zone also provides a location for the placement of those mobile homes which are not classified as manufactured homes and may not comply with the building, electrical, plumbing or housing codes and for those factory-built homes which do not have a minimum building width of twenty (20) feet.
1.   Permitted Uses.
   A.   Manufactured homes.
   B.   Mobile homes.
   C.   Modular homes.
2.   Provisional Uses.
   A.   Family care facilities (family homes), provided they are not located within one-quarter (1/4) mile of each other
(Code of Iowa, Sec. 414.22)
3.   Conditional Uses.
   A.   Child daycare facilities subject to the requirements of Section 165.30.
   B.   Neighborhood centers subject to the requirements of Section 165.30.
   C.   Public utilities.
   D.   Religious institutions subject to the requirements of Section 165.30.
   E.   Schools - generalized private instruction.
4.   Dimensional Requirements.
   A.   Minimum Lot Area:  4,500 square feet
   B.   Minimum Lot Width:  50 feet
   C.   Minimum Lot Frontage:  20 feet on a public street or an officially approved place
   D.   Minimum Yards:  (subject to the provisions of Section 165.39)
      (1)   Front - 25 feet
      (2)   Side - 17-foot clearance between homes, including the appurtenances, except storage buildings
      (3)   Rear - 20 feet or 30 feet at RFBH Zone boundary
   E.   Maximum Building Bulk:
      (1)   Height - 25 feet or as regulated by the Mason City Airport Zoning Ordinance
      (2)   Building Coverage - 40%
      (3)   Floor Area Ratio - None
5.   General Provisions.  All principal and accessory uses permitted within this zone are subject to the requirements of the following sections of this Code of Ordinances:
   A.   Permitted Accessory Uses and Buildings – See Section 165.31.
   B.   Accessory Use and Building Regulations – See Section 165.32.
   C.   Off-street Parking Requirements – See Section 165.33.
   D.   Off-street Loading Requirements – not applicable.
   E.   Sign Regulations – See Section 165.35.
   F.   Fence Regulations – See Section 165.36.
   G.   Dimensional Requirements – See Sections 165.37 through 165.40.
   H.   Tree Regulations – See Section 165.41.
   I.   Performance Standards – See Sections 165.42 and 165.43.
   J.   Nonconformities – See Section 165.44.
6.   Special Provisions.  In no instance shall an area zoned RFBH be less than ten (10) acres.
