The Intensive Commercial Zone (CI-1) is intended to provide areas for those sales and service functions and businesses whose operations are typically characterized by outdoor display, storage and/or sale of merchandise, by repair of motor vehicles, by outdoor commercial amusement and recreational activities, or by activities or operations conducted in buildings or structures not completely enclosed. Special attention must be directed toward buffering the negative aspects of these uses upon any residential use.
A. Auto and truck-oriented uses.
B. Building contractor facilities, yards and pre-assembly yards.
D. Commercial recreational facilities.
E. Computer supply stores.
G. Equipment rental agencies.
H. Farm implement dealers.
J. Furniture and carpeting stores.
K. Hardware and building supply stores.
L. Lumber yards and building supply establishments and yards.
M. Marine equipment and supply.
O. Merchandise and product supply centers but not including the retail sale of merchandise on premises.
Q. Plant nurseries and florist shops.
R. Printing and duplicating operations.
U. Wholesale trade and warehouse establishments.
A. Funeral homes subject to the requirements of Section 165.30.
B. Kennels and veterinary establishments provided they are not located within 200 feet of an R Zone.
C. Uses engaged in light manufacturing, including compounding, assembly and/or processing of articles, provided:
(1) The lot on which the use is located is not contiguous to a lot with a use owned or operated by the same person.
(2) A person intending to establish such use can demonstrate compliance with the performance requirements of Section 165.43 through certification by a registered professional engineer or other qualified person.
(3) The following uses are prohibited.
(a) Chemicals and allied products, manufacture of.
(b) Disposal, reduction or dumping of dead animals or offal.
(c) Explosives, manufacture of.
(d) Granaries (wet process).
(e) Iron and steel foundries.
(h) Motor vehicle manufacture.
(i) Oil refining and alcohol plants.
(j) Petroleum refining and related industries.
(l) Production of stone, clay, glass, including Portland cement plants and quarries.
(m) Radioactive waste storage or disposal.
(n) Rubber and plastics, manufacture of.
(p) Stockyards and slaughterhouses.
A. Cementitious concrete batch/mix plants.
B. Dwellings located above the ground floor of a principal use permitted in this zone, provided that the density does not exceed one (1) dwelling unit per 1,800 square feet of lot area. A maximum of three (3) roomers may reside in each dwelling unit.
C. Group care facilities, provided that there is at least 300 square feet of lot area for each occupant.
D. Uses engaged in light manufacturing, including compounding, assembly and/or processing of articles, where the floor area for such use exceeds 5,000 square feet. The use shall not exceed a floor area of 15,000 square feet (for purposes of this subsection, floor area does not include the area of accessory uses).
F. Schools - specialized private instruction.
G. Transient housing, provided that there is at least 300 square feet of lot area for each permanent resident and 200 square feet for each temporary resident.
H. Transient enterprises, such as carnivals, circus rides and shows.

B. Minimum Lot Width: None
C. Minimum Lot Frontage: None
E. Maximum Building Bulk:
(1) Height - 35 feet (If any building or structure is to be located in an area regulated by the Mason City Municipal Airport Ordinance, any lower height regulation of such ordinance shall prevail.)
