60 - HIGHWAY BUSINESS DISTRICT
The highway business zone district shall be governed in conformity with the following regulations.

The purpose of the highway business district is to provide an area for highway-oriented commercial development along major arterial and collector highways in such a manner as to minimize interruption of traffic flow, safeguard pedestrian movement, and optimize the aesthetic appearance to passing motorists.

Permitted uses shall be as follows:

Underground utility lines;
B.
Parks/open space;
C.
Accessory uses;
D.
Offices;
E.
Police station.

Conditional uses shall be as follows:
A.
Church/religious institution;
B.
Substation;
C.
PUD;
D.
Farm animals;
E.
School;
F.
Museum;
G.
Public institution;
H.
Retail and wholesale business;
I.
Eating and drinking establishment;

Bank;
K.
Personal, social and professional service;
L.
Automobile service station;
M.
Vehicle sales lot;
N.
Limited industrial use;
O.
Municipal facilities;
P.
Fire station;
Q.
Warehousing or manufacturing industry;
R.
Storage of oil, gasoline or petroleum products;
S.
Retail or service business;

Outdoor storage;

Minimum lot area shall be as follows:
A.
Permitted uses: one acre;
B.
Automotive service stations: thirteen thousand (13,000) square feet;
C.
Other conditional uses: none, unless otherwise specified by the town council.

Minimum floor area shall be as follows:
A.
Permitted uses: none;
B.
Conditional uses: none, unless otherwise specified by the town council.

Minimum setback from property lines shall be twenty (20) feet, except that buildings shall be set back at least fifty (50) feet from the right-of-way of an adjacent highway.

Maximum building height shall be as follows:
A.
Permitted uses: thirty (30) feet, allowing no more than two stories;
B.
Conditional uses: none, unless otherwise specified by the town council.

At least ten (10) percent of the total land area shall be landscaped in accordance with a landscaping plan approved by the town council.

Maximum lot coverage shall be fifty (50) percent.
