Single-family, duplex, and accessory uses;
2.
Park and open space;
3.
Private roads.
B.
Maximum density: three thousand five hundred (3,500) square feet per dwelling unit.
C.
Minimum setbacks:
1.
Front yard: eight feet.
2.
Rear yard: ten (10) feet.
3.
Side yard (adjacent to 7th Street): eight feet.
4.
Side yard (internal lot lines not dividing a duplex): eight feet.
5.
Side yard (internal lot lines adjacent to Tract A): five feet.
6.
Side yard (between common wall in duplex structures): zero feet.
D.
Maximum building height: thirty (30) feet.
E.
Minimum off-street parking: two spaces per dwelling unit.
F.
Minimum lot size: two thousand one hundred (2,100) square feet.
G.
Garage locations: all units shall have garages as depicted in the application.
H.
Construction types: modular residential structures shall be a permitted use, provided that the construction and design is consistent with the application.
