28 - R-3 RESIDENTIAL DISTRICT
The R-3 multifamily residential zone district shall be governed in conformity with the following regulations.

This R-3 district is established to provide a variety of moderate and high density residential neighborhoods to blend with single-family districts and commercial districts. This R-3 district also is established as a transitional residential use when butting next to a commercial district. Such transitional area shall be within three hundred (300) feet of the commercial zone unless otherwise approved by the town council.

Single-family dwelling;
B.
Multifamily dwelling (maximum ten (10) units);

Bed and breakfast lodge (maximum eight units);

Public utilities;
H.
Accessory uses;
I.
Group home.

Medical clinic;

Hospital, medical or dental clinic;

Lodge, hotel or motel;

Mortuary;
F.
Travel agency.
All requirements of this section are the same as C-2 zone district.

Minimum lot area shall be as follows:
A.
Single-family: six thousand (6,000) square feet;
B.
Multifamily (up to four units): three thousand five hundred (3,500) square feet per unit;
C.
Multifamily (five units or more): three thousand (3,000) square feet per unit.

Single-family: nine hundred (900) square feet;
B.
Multifamily: eight hundred (800) square feet;
C.
