CHAPTER 17

24 - R-2 RESIDENTIAL DISTRICT

17.24.010 - Generally.

The R-2 residential zone district shall be governed in conformity with the following regulations.

17.24.020 - Description.

This R-2 district is established to provide moderate density for single-family neighborhoods within the town.

17.24.030 - Goal.

It is the town's goal to conserve the character and heritage values of the town and western Colorado atmosphere along with ample open space and neighborhood parks, and to avoid congestion in the streets.

17.24.040 - Permitted uses.

A.

Single-family;

B.

Two-family dwelling;

C.

Public park and open space;

D.

Home occupation;

E.

Family child care home;

F.

Public utilities;

G.

Accessory use.

17.24.050 - Conditional uses.

A.

Multifamily dwellings (maximum six units);

B.

Bed and breakfast lodge (maximum eight units);

C.

School;

D.

Church;

E.

Day nursery;

F.

Museum;

G.

Community center;

H.

Municipal facilities;

I.

Fire station;

J.

Light outdoor commercial recreation use;

K.

Golf course;

L.

Country club;

M.

Utility substation;

N.

Accessory dwelling units associated with a primary single-family dwelling.

17.24.060 - Minimum lot area.

Minimum lot area shall be as follows:

A.

Single-family: seven thousand five hundred (7,500) square feet;

B.

Multifamily: four thousand (4,000) square feet per unit.

17.24.070 - Minimum floor area.

Minimum floor area shall be nine hundred (900) square feet per unit.

17.24.080 - Minimum yard setback.

Minimum yard setback shall be as follows:

A.

Front yard: twenty (20) feet;

B.

Rear yard: ten (10) feet;

C.

Side yard: ten (10) feet;

D.

Between structures (accessories): ten (10) feet.

17.24.090 - Maximum building height.

Maximum building height shall be thirty (30) feet.

17.24.100 - Minimum off-street parking.

17.24.110 - Minimum open space within the lot.

Open space does not include accessory buildings, driveways, parking spaces, setback area, structures or envelope lot.

Multifamily: ten (10) percent of lot area.
