68 - COMMERCIAL TRANSITIONAL DISTRICT
The commercial transitional (CT) zone district shall be governed in conformity with the following regulations.

The purpose of the CT district is to allow limited commercial uses with a moderate impact that can provide a transition between residential areas and more intense commercial development (see performance standards).

Uses permitted by right in CT districts shall be as follows:

Residential on second story or above;
B.
Single-family residential;
C.
Home occupation;
D.
Domestic animals;
E.
Underground utility lines;
F.
Parks/open space;
G.
Accessory uses;
H.
Overhead utilities.

Conditional uses permitted in CT districts shall be as follows:

Minimum floor area shall be as follows:
A.
Single-family residential uses: eight hundred (800) square feet;
B.
Other uses by right: no minimum requirements;
C.
Conditional uses: four hundred (400) square feet, unless otherwise specified by the town council.

Minimum lot area shall be as follows:
A.
Two thousand five hundred (2,500) square feet for commercial uses;
B.
Five thousand (5,000) square feet for residential uses;
C.
Conditional uses: there shall be no minimum, unless otherwise specified by the town council.

Minimum setback from property lines shall be as follows:
A.
Principal and accessory structures: ten (10) feet front and rear, eight feet side;
B.
Conditional uses: ten (10) feet, unless otherwise specified by the town council.

Maximum building height shall be thirty (30) feet, allowing no more than two stories, excluding the basement.

Maximum residential density shall be one dwelling unit per three thousand seven hundred fifty (3,750) square feet of land area for two-family units, and five thousand (5,000) square feet of land area for single-family units.
