CHAPTER 17

012 AGRICULTURAL--EXCLUSIVE A-E ZONE

17.012.010 Purpose of zone.

   The agricultural--exclusive or A-E zone is intended to be applied to rural areas in which agriculture is and should be the desirable predominant use. Urban reserve areas may be designated agricultural exclusive as an interim land use. This zone is not a part of the city's local coastal program implementation measures.

17.012.020 Permitted uses.

   The permitted uses shall include farming in all its branches. The following uses are illustrative of the types of permitted uses and are not exclusive and subject to the general provisions of Chapters 17.102, 17.105 and 17.108.
   A.   Animal breeding, pasturing or ranching;
   B.   Field and truck crops;
   C.   Orchards and grove;
   D.   Plant nurseries;
   E.   Buildings only for occupancy and/or agricultural use by the owner or lessee of the land upon which such buildings are located.

17.012.030 Uses requiring conditional use permit.

   A.   Stands for sale of products grown or produced on premises.
   B.   Public or private recreational facilities, including but not limited to golf courses and driving ranges, swimming clubs, tennis clubs, equestrian clubs, parks and public buildings.
   C.   Other uses deemed compatible to the A-E zone and adjacent land uses.

17.012.040 Development standards.

   No land shall be used except for agricultural purposes, and no buildings or structures shall hereafter be erected which do not provide the following:
   A.   Structures--all barns, corrals or other structures for keeping fowl or animals shall be located one hundred fifty feet or more from a front property line or natural water course, or one hundred feet or more from adjoining property. (See Section 6.24.30.40 of the Municipal Code.)
   B.   Area required--The minimum acreage for an A-E zone shall be forty acres.
