CHAPTER 17

024 MULTI-FAMILY RESIDENTIAL R-3 ZONE

17.024.010 Purpose of zone.

   The multi-family residential or R-3 zone is intended to apply in the areas of the city where it is reasonable to permit varying intensities of residential developments.

17.024.020 Permitted uses.

   In the multi-family residential zone the following uses only are permitted as hereafter specially provided for by this section and subject to the general provisions and exceptions set forth in Chapters 17.102 and 17.105.
   A.   Single family residences, duplexes, triplexes, apartments of four or more units, subject to development permit (see Chapter 17.121).
   B.   Dwelling groups of two or more structures;
   C.   Accessory private lath houses or greenhouses used for the propagating and cultivating of plants for hobby and home use only.
   D.   Accessory buildings and accessory uses;
   E.   Tree, orchard and vegetable gardening for occupants use only;
   F.   Home occupations (see Chapter 17.115);
   G.   Short-term rentals and homestays limited to detached single-family homes (see Chapter 17.113).

17.024.030 Uses requiring conditional use permit.

   A.   Rooming and boarding houses;
   B.   Condominiums, stock cooperatives, planned unit developments and community apartments;
   C.   Public utility buildings and structures;
   D.   Public buildings, churches, schools, parks, group care facilities, playgrounds, hospitals and family care facilities;
   E.   Motels, hotels;
   F.   Other similar uses deemed compatible to the R-3 zone and adjacent land uses;
   G.   Uses permitted in the R-1 and R-2 zones.
