CHAPTER 18

21 - COMMUNITY COMMERCIAL DISTRICT

18.21.005 - Purposes.

This land use designation is intended to provide location for those types of general retail, office and community service businesses that serve the Woodland Park community specifically. It may provide for more intense commercial activity than neighborhood commercial designations but not as intense as the service commercial land use designation which serves the commercial needs of the local region. Specific design and buffer requirements must be met for those community commercial areas located adjacent to neighborhoods.

18.21.010 - Permitted uses.

Within the community commercial district, buildings, structures, and land may be used for any of the purposes designated under "CC" in the table of permitted uses for business and industrial districts located in Section 18.09.090. (Ord. 692-1996 § 4(part))

18.21.020 - Conditional uses.

Within the Community commercial district, the city council may authorize buildings, structures and land to be used for any of the purposes designated under "CC" in the table of permitted uses for business and industrial districts located in Section 18.09.090, and issue conditional use permits therefor in accordance with Chapter 18.57 (Ord. 692-1996 § 4(part))

18.21.030 - Height.

Any structure hereafter erected or structurally altered in the CC district shall not exceed thirty-five feet. (Ord. 847-2000 § 2: Ord. 692-1996 § 4(part))

18.21.040 - Setbacks.

Setbacks in the CC district shall be as follows:

A.

Front. Twenty-five feet.

B.

Rear. Twenty-five feet for the main building and four feet for accessory buildings.

C.

Side. Eight feet for the main building, four feet for accessory buildings, fifteen feet where that side abuts a residentially zone lot.

D.

Commercial Greenhouses and Plant Nursery. Fifty feet from any residentially zoned lot. (Ord. 692-1996 § 4(part); Ord. No. 1300-2017, § 1(Exh. A), 4-6-2017)

18.21.045 - Land use intensity ratios.

A.

Accessory Buildings. The maximum number of accessory buildings on any lot or for any principal building shall be two. (Ord. No. 1300-2017, § 1(Exh. A), 4-6-2017)

18.21.050 - Frontage.

In the CC district, there shall be a minimum frontage of fifty feet measured at the street line. (Ord. 692-1996 § 4(part))

18.21.060 - Parking.

Parking requirements in the CC district shall be as prescribed in Chapter 18.39 of this title. (Ord. 692-1996 § 4(part))

18.21.070 - Fencing and shrubbery.

Fencing and shrubbery requirements in the CC district shall be as prescribed in Chapter 18.42 of this title. (Ord. 692-1996 § 4(part))

18.21.080 - Signs.

Signs in the CC district shall be as prescribed in Chapter 18.48 of this title. (Ord. 692-1996 § 4(part))

18.21.090 - Sidewalk construction required.

Sidewalk construction in the CC district shall be required as prescribed in Section 18.33.170, as amended, of this title. (Ord. 692-1996 § 4(part))

18.21.100 - Landscaping.

Twenty-five percent of the lot size shall be landscaped with one-half the requirement abutting residentially zoned areas. (Ord. 692-1996 § 4(part))
