22 - SERVICE COMMERCIAL DISTRICT

Commercial activity located in these land use categories, are intended to service the entire community both locally and regionally. These land use areas will provide a range of retail, service and office opportunities. Facilities that house service commercial commerce will be located along major transportation corridors that can accommodate large parking areas and associated high traffic counts. Critical consideration will be given to the design of these facilities so that they do not result in a commercial strip corridor and whereby access control and corridor improvement are given a high priority.
Within the service commercial district, buildings, structures, and land may be used for any of the purposes designated under "SC" in the table of permitted uses for business and industrial districts located in Section 18.09.090. (Ord. 692-1996 § 5(part))
Within the service commercial district, the city council may authorize buildings, structures and land to be used for any of the purposes designated under "SC" in the table of permitted uses for business and industrial districts located in Section 18.09.090, and issue conditional use permits therefor in accordance with Chapter 18.57. (Ord. 692-1996 § 5(part))
Any structure hereafter erected or structurally altered in the SC district shall not exceed thirty-five feet. (Ord. 692-1996 § 5(part))
Setbacks in the SC district shall be as follows:
A.
Front. Fifty feet.
B.
Rear. Zero except twenty-five feet when a rear yard abuts on a residentially zoned lot.
C.
Side. Fifteen feet for the main building, four feet for accessory buildings.
D.

Accessory Buildings. The maximum number of accessory buildings on any lot or for any principal building shall be two. (Ord. No. 1300-2017, § 1(Exh. A), 4-6-2017)
In the SC district, there shall be a minimum frontage of fifty feet measured at the street line. (Ord. 692-1996 § 5(part))
Parking requirements in the SC district shall be as prescribed in Chapter 18.39 of this title. (Ord. 692-1996 § 5(part))
Fencing and shrubbery requirements in the SC district shall be as prescribed in Chapter 18.42 of this title. (Ord. 692-1996 § 5(part))
Signs in the SC district shall be as prescribed in Chapter 18.48 of this title. (Ord. 692-1996 § 5(part))
Sidewalk construction in the SC district shall be required as prescribed in Section 18.33.170, as amended, of this title. (Ord. 692-1996 § 5(part))
Twenty-five percent of the lot size shall be landscaped with one-half the requirement abutting residentially zoned areas. (Ord. 692-1996 § 5(part))
