CHAPTER 18

12 - SUBURBAN RESIDENTIAL SR DISTRICT

18.12.005 - Purposes.

These areas are primarily located on the periphery of the established urban areas. Single-family housing in the SR district is limited to a density of one dwelling unit per gross acre. This district allows a variety of lot sizes with an approved minimum size of fifteen thousand square feet. These areas shall be fully serviceable by municipal water and/or sewer facilities. It is intended to create a suburban character in these areas through design requirements that provide for pedestrian friendly walkways, buffering, and retention of open space areas and protection of natural features.

18.12.010 - Permitted uses.

Within the suburban residential district, buildings, structures, and land may be used for any of the purposes designated under SR in the table of permitted uses for business, industrial and residential districts located in Section 18.09.090. 18.12.020 - Conditional uses.

Within the suburban residential district, the city council may authorize buildings, structures and land to be used for any of the purposes designated under SR in the table of permitted uses for business, industrial and residential districts located in Section 18.09.090, and issue conditional use permits therefor in accordance with Chapter 18.57. 18.12.025 - Clustered developments.

Within a suburban residential district, the city council may authorize the platting of land so that buildings and structures may be clustered as a clustered development. Clustered developments shall adhere to the requirements and standards as set forth in Section 18.33.125.

18.12.030 - Height.

Maximum height requirements in the SR district shall be:

Any main building hereafter erected or structurally altered shall not exceed thirty feet in height and no accessory building shall exceed twenty feet in height. (Ord. 705-1997 § 3(part): Ord. 106-1979 § 1(part): Ord. 12-1973 § 2(part): Ord. 7-1971 § 2(part): Ord. 46-1969 § 201.3(a))

18.12.040 - Setbacks.

Setbacks in the SR district shall be:

A.

Front. Twenty-five feet.

B.

Rear. Twenty-five feet for the main building and four feet for accessory buildings.

C.

Side. Eight feet for the main building and four feet for accessory buildings. In the case of reverse corner lots that face an intersecting street, the side abutting the street shall maintain the front setback. 18.12.045 - Land use intensity ratios.

Land use intensity ratios for each lot shall comply with Section 17.40.250. (Ord. No. 1300-2017, § 1(Exh. A), 4-6-2017)

18.12.050 - Area requirement.

Every single-family dwelling hereafter in an SR district shall provide for a minimum lot size of fifteen thousand square feet with a gross density not to exceed one dwelling unit per acre. (Ord. 879-2000 § 2)

18.12.060 - Frontage.

There shall be a minimum lot frontage in the SR district of forty feet as measured at the street line. (Ord. 705-1997 § 3(part): Ord. 360-1985 § 1)

18.12.070 - Parking requirements.

Parking requirements in the SR district shall be as prescribed in Chapter 18.39 of this title. (Ord. 705-1997 § 3(part): Ord. 106-1979 § 1(part): Ord. 12-1973 § 2(part): Ord. 46-1969 § 201.4)

18.12.080 - Fencing and shrubbery.
