14 - MULTI-FAMILY RESIDENTIAL-SUBURBAN MFS DISTRICT

This land use designation is intended to accommodate attached residential dwelling units with residential density levels higher than SR and UR districts. The maximum density of these dwelling units shall be eight dwelling units per acre. These areas shall be fully served by municipal water and sewer and be located in areas that can accommodate projected impacts concerning traffic, pedestrian access, parks, schools, commercial centers and places of employment.

Within the multi-family residential-suburban district, buildings, structures, and land may be used for any of the purposes designated under MFS in the table of permitted uses for business, industrial and residential districts located in Section 18.09.090. (Ord. 705-1997 § 5(part))
Within the multi-family residential-suburban district, the city council may authorize buildings, structures and land to be used for any of the purposes designated under MFS in the table of permitted uses for business, industrial and residential districts located in Section 18.09.090, and issue conditional use permits therefor in accordance with Chapter 18.57. Maximum height requirements in the MFS district shall be:
Any main building hereafter erected or structurally altered shall not exceed thirty feet in height and no accessory building shall exceed twenty feet in height. (Ord. 705-1997 § 5(part))
Setbacks in the MFS district shall be:
A.
Front. Twenty-five feet.
B.
Rear. Twenty-five feet for the main building and four feet for accessory buildings.
C.
Side. Eight feet for the main building and four feet for accessory buildings. In the case of reverse corner lots that face an intersecting street, the side abutting the street shall maintain the front setback. (Ord. 705-1997 § 5(part); Ord. No. 1300-2017, § 1(Exh. A), 4-6-2017)
There shall be a minimum lot frontage in the MFS district of forty feet as measured at the street line. (Ord. 705-1997 § 5(part))
Parking requirements in the MFS district shall be as prescribed in Chapter 18.39 of this title. (Ord. 705-1997 § 5(part))
Fencing and shrubbery requirements in the MFS district shall be as prescribed in Chapter 18.42 of this title. (Ord. 705-1997 § 5(part))
Every single-family project constructed in a multifamily MFS zoning district that requires a subdivision or replat is considered a conditional use and as such is subject to site plan review as outlined in Chapter 18.34. (Ord. 850-2000 § 2)
