CHAPTER 18

13 - URBAN RESIDENTIAL UR DISTRICT

18.13.005 - Purposes.

These designated areas are intended to provide single-family housing at a higher density than SR. The purpose of this district is to allow in-fill development within areas served by existing water and sewer infrastructure, thus reducing the need for development and infrastructure sprawl into the outlying areas. The minimum lot size within the UR district is seven thousand five hundred square feet with a maximum density of two dwelling units per acre.

18.13.010 - Permitted uses.

Within the urban residential district, buildings, structures, and land may be used for any of the purposes designated under UR in the table of permitted uses for business, industrial and residential districts located in Section 18.09.090. 18.13.020 - Conditional uses.

Within the urban residential district, the city council may authorize buildings, structures and land to be used for any of the purposes designated under UR in the table of permitted uses for business, industrial and residential districts located in Section 18.09.090, and issue conditional use permits therefor in accordance with Chapter 18.57. 18.13.025 - Clustered developments.

Within an urban residential district, the city council may authorize the platting of land so that buildings and structures may be clustered as a clustered development. Clustered developments shall adhere to the requirements and standards as set forth in Section 18.33.125.

18.13.030 - Height.

Maximum height requirements in the UR district shall be:

Any main building hereafter erected or structurally altered shall not exceed thirty feet in height and no accessory building shall exceed twenty feet in height. (Ord. 705-1997 § 4(part): Ord. 106-1979 § 2(part))

18.13.040 - Setbacks.

Setbacks in the UR district shall be:

A.

Front. Twenty-five feet.

B.

Rear. Twenty-five feet for the main building and four feet for accessory buildings.

C.

Side. Eight feet for the main building and four feet for accessory buildings. In the case of reverse corner lots that face an intersecting street, the side abutting the street shall maintain the front setback. For lots 60 feet wide or less, roof overhangs, gutters, eaves, and other similar roof features for the main building may pierce the side setback by no more than two feet.

18.13.045 - Land use intensity ratios.

Land use intensity ratios for each lot shall comply with Section 17.40.250. (Ord. No. 1300-2017, § 1(Exh. A), 4-6-2017)

18.13.050 - Area requirements.

Every single-family dwelling hereafter in a UR zoning district, that is part of a new subdivision or replat as of January 1, 2001, shall have a lot area of no less than seven thousand five hundred square feet with an approved maximum density of two dwelling units per acre. Those previously platted lots of record that existed prior to January 1, 2001, within the UR district are exempt from the seven thousand five hundred square foot and density requirement. 18.13.060 - Frontage.

There shall be a minimum lot frontage in the UR district of forty feet as measured at the street line. (Ord. 705-1997 § 4(part): Ord. 360-1985 § 2)

18.13.070 - Parking requirements.

Parking requirements in the UR district shall be as prescribed in Chapter 18.39 of this title. (Ord. 705-1997 § 4(part): Ord. 106-1979 § 2(part))

18.13.080 - Fencing and shrubbery.
