Within the Medical Overlay District, as designated below, the standards of this chapter shall apply to:

All new building construction;

2.

All existing buildings that are not in conformance with the requirements of the underlying district or this overlay district at the time of adoption shall be governed by Section 505 (Non-conforming uses and structures).
