Physical requirements.

Unless otherwise specified in this ordinance, uses permitted in the LDR-C district shall conform to the following standards:

1.

Minimum lot area: One-third acre or 14,520 square feet.

2.

Minimum heated floor area per dwelling unit: 1,600 square feet for single story; minimum building footprint for two or more story dwellings shall be 950 square feet.

3.

Minimum street frontage: 70 feet for non cul-de-sac lots; 35 feet for cul-de-sac lots.

4.

Minimum lot width: 70 feet as measured at building line.

5.

Minimum front yard: 40 feet.

6.

Minimum side yard: 15 feet.

7.

Minimum rear yard: 25 feet.

8.

Maximum building height: 35 feet.

9.

Maximum lot coverage by impervious surface: 40 percent.

10.

Driveways: All dwellings shall be provided with a paved driveway accommodating a minimum of two automobiles and a garage or carport for a minimum of two automobiles.

11.

100-year Floodplain:No permanent structure shall be constructed within the boundary of the 100 year floodplain unless the structure meets minimum floodplain ordinance requirements as established in Chapter 50, Floods, of the Griffin Code of Ordinances.
