Prior to the subdivision or resubdivision of land within the municipality and as a condition of filing of subdivision plats with the County Recording Officer, a resolution of approval of the Planning Board is required as is the approval of site plans by resolution of the Planning Board as a condition for the issuance of a development permit except as otherwise provided herein. The resolution of approval of the Board of Adjustment shall substitute for that of the Planning Board whenever the Board of Adjustment has jurisdiction over the subdivision or site plan pursuant to subsection 25-10.5c of this chapter.
