LI Light Industrial Zone.

a.
Permitted Uses.
1.
Any permitted use in the Downtown Business Zone.
2.
The fabrication, assembly or processing of goods or materials, or the storage of bulk goods and materials where such activities or materials create no significant hazard from fire or explosion or produce no toxic or corrosive fumes, gas, smoke, obnoxious dust or vapor, offensive noise or vibration, glare, flashes or objectionable effluent.
3.
Business, professional and governmental offices.
4.
Public utility and service activities of an industrial character, such as repair and maintenance yards and storage facilities.
5.
Research and development facilities.
6.
Essential Services.
7.
Storage facilities and warehouses, subject to the provisions of subsection 25-30.10a.2.
c.
Permitted Accessory Uses.
1.
Other customary accessory uses and buildings which are clearly incidental to the principal use and building.
e.
Conditional Uses.
1.
Recycling facilities.
(a)
Provided said facilities are located on property owned by the Borough of Lakehurst.
(b)
Provided said activity or material does not create a significant hazard from fire or explosion or produce toxic or corrosive fumes, gas, smoke, obnoxious dust or vapor, offensive noise or vibration, glare, flashes or objectionable effluent.
