R-4 GARDEN APARTMENT DISTRICT

15-19.1.- Permitted uses.

A.

Garden apartment units.

B.

Any other principal and accessory use as permitted and regulated in the R-2 Zone.

C.

Conditional uses, pursuant to the requirements of section 15-35.

1.

Institutional uses, government uses and public utility facilities.

2.

Garden apartment affordable housing.

15-19.2. - Area and bulk requirements.

A.

Minimum lot area: 15 acres.

B.

Minimum project size: 60 dwelling units within each garden apartment project or any development section thereof.

C.

Maximum density: 14 dwelling units per acre.

D.

Maximum units per structure: 20 dwelling units.

E.

Maximum height: Two stories or 35 feet.

F.

Minimum frontage: 300 feet measured along the front street right-of-way line.

G.

Minimum setback: No building, structure or parking area shall be located within 100 feet of any preexisting public street as of the time of the initial application. Every building or structure shall have a minimum setback of 25 feet from all interior development roads and shall have a setback of 100 feet from adjoining property lines bounding the development area.

H.

Minimum distance between buildings: No garden apartment dwelling structure shall be located within 75 feet of another such structure provided, however, the building walls of any two such buildings, positioned at right angles to one another and facing on a common mall shall be excepted herefrom.

I.

Location: No dwelling unit or any portion thereof shall be located below the first story or above the second story of any garden apartment structure.
