RR RURAL RESIDENTIAL DISTRICT

15-13.1.- Permitted uses.

A.

Principal uses.

1.

Single family residential use.

2.

Plant material nurseries, parks and golf courses.

B.

Accessory uses.

1.

Signs as regulated in section 15-43.

2.

Accessory uses customarily incidental and subordinate to the principal uses as above permitted, provided said accessory uses do not include any activity carried on as a business or profession.

3.

Private swimming pools.

4.

Animals, limited and regulated as follows:

a)

The raising and keeping of animals as household pets.

b)

Pastoral farm animals other than horses and limited to dairy and beef cattle, sheep and goats shall be permitted on properties of five acres or more, provided that they are kept under sanitary conditions and confined at all times within a fence which shall be permitted no closer than 5 feet to any property line or an enclosure or structure which shall not be permitted closer than 35 feet to any property line.

c)

Swine shall be permitted on properties of five acres or more, provided that they are kept under sanitary conditions and confined at all times within a fence, enclosure or structure which shall not be permitted closer than 35 feet to any property line.

d)

Fowl limited to chickens, ducks, geese and turkeys shall be permitted on properties of three acres or more provided that they are kept under sanitary conditions and confined at all times within a fence, enclosure or structure which shall not be permitted closer than 35 feet to any property line.

e.

Horses.

Defined. Equidae, including horses, ponies, donkeys, mules, miniature horses, and miniature donkeys.

Applicability. This ordinance shall apply only to private horse owners who keep horses for non-commercial use.

Exception. Farms, as defined in this chapter, shall be exempt from this ordinance.

Generally. Horses are permitted, provided that they are kept under sanitary conditions in general accordance with the New Jersey Horse Council's Horse Keeping Guidelines.

Fence. At all times unattended horses shall be kept within a secure fenced enclosure, safe to both animals and humans. The fence shall be more than 5 feet from any property line.

Housing structure. Horses should be housed in an appropriate housing structure no closer than 40 feet from any property line and 100 feet from a principal structure of a neighboring property.

Necessary property. A minimum of 80,000 square feet of area shall be provided for the maintenance and keeping of a horse. If more than 3 horses are kept, a minimum of 80,000 square feet of area shall be provided for the first 3 animals and an additional 15,000 square feet shall be provided for each additional horse.

Grandfathering available. Existing horse owners, who maintain a horse or horses at the time that this ordinance is adopted with lots greater than 45,000 but less than 80,000 square feet, may grandfather their rights to maintain the same number of horse(s) by registering with the Zoning Officer within 6 months of the date that this ordinance is adopted. Existing horse(s) may be replaced so long as the number of horse(s) does not exceed the number of horse(s) maintained at the time of registration.

Manure. Manure shall be maintained to prevent storm run-off from adversely impacting wetlands, streams, and storm drainage systems. Manure piles shall be located on the premises at a maximum distance from neighboring homes, public streets, streams, and wetland areas.

5.

Accessory noncommercial greenhouses of a permanent nature without a plastic exterior surface.

C.

Conditional uses, pursuant to the requirements in section 15-35.

1.

Cluster residential development.

2.

Institutional uses, governmental uses and public utility uses.

3.

Home offices.

15-13.2. - Area and bulk requirements.

A.

Minimum lot area: 135,000 square feet, measured within 500 feet of the front street right-of-way.

B.

Minimum lot frontage: 250 feet.

C.

Minimum front yard: 50 feet.

D.

Minimum side yard: 30 feet for one side yard. The total of two side yards shall not be less than 80 feet.

E.

Minimum rear yard: 50 feet.

F.

Maximum height: Two and one-half stories or 35 feet, whichever is the lesser.

G.

Maximum lot coverage: 15 percent of the land area.
