I-2 INDUSTRIAL DISTRICT3

The purpose of this district is to encourage certain office, light manufacturing and warehousing uses developed on larger lots as part of planned industrial parks. The environmental impacts of such uses are more strictly controlled and monitored because of the proximity to the Alamatong Wellfield.

A.
Principal uses:
1.
Packaging or assembling of metal, plastic, paper, wood, food products, and ceramic goods.
2.
Assembly of paper products such as: bags, bookbinding, boxes and packaging materials, office supplies and toys.
3.
Food processing and associated industries comprising any of the following; bakeries, canning or bottling of food, beverages, or dairy products; food or cereal mixing and milling; and food processing.
4.
The warehousing or storage of goods and products except for goods or products related to, but not limited to explosive, industrial solvents, pesticides, fertilizers, insecticides, biohazards, liquid petroleum products, or other hazardous chemicals as defined as having any NFPA rating of greater than one (1) in any category provided no goods are sold for retail from the premises and that no open storage except as permitted and limited under Accessory uses of this section.
5.
Office buildings for executive, engineering and administrative purposes.
6.
Scientific or research laboratories devoted to research, design and/or experimentation and processing and fabricating incidental thereto provided no materials or finished products shall be developed except for testing or experimental purposes and further provided that no products, intermediate or raw material defined as hazardous chemicals as defined as having any NFPA rating of greater than one (1) in any category or process defined as dangerous by application insurance company.
7.
Computer software development and production.
8.
Commercial recreational activities provided that the entire use takes place within a building with suitable acoustical construction so as to abate noise beyond the buildings walls.
9.
CCA installations in accordance with the provisions of the Wireless Telecommunications Ordinance as set forth in Section 15.53 of this Land Development Ordinance.
B.
Accessory uses permitted in the I-2 Zone shall be limited to and regulated as follows:
1.
Accessory uses customarily incidental to the above permitted uses.
2.
Private garage space necessary to store any vehicles on the premises provided no maintenance of motor vehicles is permitted.
3.
Off-street parking spaces for employees and visitors.
4.
Outdoor storage, pursuant to the requirements of Section 15-42., except that there shall be no outdoor storage of raw materials which can be transported by storm water runoff.
C.
Conditional uses (pursuant to the requirements of Section 15-35).
1.
Same as the I-1 Industrial District except that Planned Industrial Parks, in additional to adhering to the requirements of Section 15-35.6, shall have a minimum tract size of 50 acres, with a minimum lot size of 5 acres, a minimum building setback to property lines of 100 feet, and a maximum impervious coverage of 50 percent, excluding any areas classified as wetlands and buffers associated with such wetlands. Additionally, all buildings and parking areas in Planned Industrial Parks shall comply with the dimensional requirement for permitted uses with respect to exterior boundaries of a Planned Industrial Park.

Same as in the I-1 Zone District except that routine motor vehicle maintenance for automobiles or trucks which could pose a contamination threat to the aquifer, such as oil changes, transmission fluid changes, or maintenance involving lubricants of any type, is expressly prohibited.

B.
Maximum building height: 55 feet.
C.
Minimum building setback to property line: 100 feet, but not less than 3.0 times the building height.
D.
Minimum building setback to R-1, RR-5 or PO/R Zone lines: 150 feet.
E.
Minimum lot frontage 400 feet.
F.
Maximum floor area ratio 0.20.
G.
Maximum impervious coverage 50 percent of the lot area excluding areas classified as wetlands and as buffers associated with such wetlands.
H.
Minimum floor area 20,000 square feet.
I.
No industrial uses, including parking, loading and storage areas, shall be permitted closer than 150 feet to an R-l, RR-5 or PO/R Zone line.

All uses and development applications in the I-2 District shall provide an assessment of the impact on the groundwater with a particular emphasis concerning the potential affect on existing and proposed public and private water supply wells. At a minimum, the assessment shall contain the following:
A.
Description of proposed use or activity; product produced or stored, and Standard Industrial Code (S.I.C.), if applicable.
B.
A complete list of the types and volumes of all hazardous materials (including fuels) used, stored, processed, handled or disposed, other than those volumes and types associated with normal household use.
C.
Documentation of floor drain locations, paved area drainage paths, overflow areas, septic fields and other routes where contaminants under usual and emergency situations have an opportunity to enter the groundwater of surface waters.
D.
Description of the types of wastes generated and method of disposal, including solid wastes, hazardous wastes, sewage and nonsewage wastewater discharges.
E.
Location of all public and private potable water supply wells within the property and within 2,000 feet of the property line which have the potential for contamination from the subject property.
F.
Description of the risks associated with the use, handling and/or disposal of any hazardous wastes.
G.
Description of plans to detect and control hazardous material leaks and spills and plans for inspections and monitoring, emergency notification and emergency containment and clean-up procedures.
H.
Description of best available technologies to safely store and handle any hazardous wastes and to detect releases of any hazardous materials.
I.
Assessment of compliance with the best management practices for groundwater quality protection.

A.
Idling trucks shall not be permitted between the hours of 10:00 p.m. and 7:00 a.m.
B.
Sleeping at a warehouse site or in trucks parked at a warehouse is prohibited.
C.
Servicing of any motor vehicles shall be prohibited, except that routing safety checks for tire pressure or fluid levels are permitted.
D.
Integrated pest management practices shall be used for landscape maintenance purposes in lieu of heavy fertilizer, pesticide, or fungicide use.
E.
Above and below ground gasoline storage is prohibited.
