15-21

R-GAH GOVERNMENT ASSISTED HOUSING DISTRICT

15-21.1.- Purpose.

This zone district is designed to permit the construction of residential housing units for low-income families and senior citizens under the sponsorship and financial assistance of Township, county and federal authorities and agencies.

15-21.2. - Permitted uses.

A.

Multifamily, financially-assisted residential units as shall be approved by the Township, Morris County Housing Authority and the United States Department of Housing and Urban Development.

B.

Accessory uses, including parking, customarily incident to the above uses.

C.

Conditional uses, pursuant to the requirements in section 15-35.

Institutional uses, government uses and public utility facilities.

15-21.3. - Area and bulk requirements.

A.

Minimum lot area: Two acres.

B.

Maximum height: Three stories.

C.

Minimum setback: No part of any building shall be closer than 20 feet to any property line.

D.

Minimum frontage: Every lot shall have a frontage of not less than 50 feet on a public street.

E.

Maximum lot coverage: 30 percent of the total lot area.

F.

Maximum impervious surface coverage: 70 percent of the total lot area.

G.

Maximum density: 14 housing units per acre.

H.

Minimum open space and recreation area: 25 percent of the total lot area for open space and recreational use.

I.

Buffers: A minimum 30 foot landscaped buffer shall be provided.
