I-1 INDUSTRIAL DISTRICT

15-32.1.- Purpose.

The purpose of this district is to encourage a variety of light manufacturing and warehousing uses developed as part of planned industrial parks.

15-32.2. - Permitted uses.

A.

Principal uses.

1.

Fabrication, manufacture and packaging of metal, plastic, paper, wood, food products and ceramic goods. Other permissible industries, comprising any of the following: electronic products manufacture, glass and glass products manufacture; jewelry manufacture, including gem polishing, leather goods manufacturing, except curing, tanning and finishing of hides; pharmaceutical products manufacturing; photo finishing; printing plants; sporting goods manufacturing; thread and yarn manufacturing.

2.

The warehousing or storage of goods and products provided no goods are sold for retail from the premises and that no open storage occurs except as permitted and limited under Accessory Uses of this section.

3.

Office buildings for executive, engineering and administrative purposes.

4.

Scientific or research laboratories devoted to research, design and/or experimentation and processing and fabricating incidental thereto provided no materials or finished products shall be manufactured, processed or fabricated for retail sales on said premises.

5.

Commercial recreational activities provided that the entire use takes place within a building with suitable acoustical construction so as to abate noise beyond the buildings walls.

6.

CCA installations in accordance with the provisions of the Wireless Telecommunications Ordinance as set forth in Section 15.53 of this Land Development Ordinance.

B.

Accessory uses. Accessory uses permitted in the I-1 Zone shall be limited to and regulated as follows:

1.

Accessory uses customarily incidental to the above permitted uses.

2.

Private garage space necessary to store any vehicles on the premises.

3.

Off-street parking spaces for employees and/or visitors.

4.

Outdoor storage, pursuant to the requirements in section 15-42.

C.

Conditional uses, pursuant to the requirements in section 15-35.

1.

Planned industrial parks.

2.

Institutional uses, government uses and public utility facilities.

3.

Commercial greenhouses.

4.

Landscape contractors.

5.

Assisted living facilities.

6.

Hotels.

15-32.3. - Prohibited uses.

No land or building shall be used or occupied for a use which will in any manner create any dangerous, injurious, noxious or otherwise objectionable fire, explosive, radioactive or other hazard, noise or vibration, smoke, dust, odor or other form of air pollution, heat, cold, dampness, movement of air, electrical or other disturbance, glare, liquid or solid wastes in a manner or amount not conforming to the performance standards of this Chapter. In addition, the following uses are specifically prohibited:

A.

Residential dwelling units other than those utilized in conjunction with a permitted agricultural use or those residential units which existed at the time of this enactment.

B.

Retail business of any type.

C.

Self-service storage facility or mini warehouse(s).

15-32.4. - Area and bulk requirements.

A.

Minimum lot area: 3 acres.

B.

Maximum height: 55 feet.

C.

Minimum front yard: 100 feet.

D.

Minimum side yard: There shall be two side yards and no side yard shall be less than 50 feet.

E.

Minimum rear yard: 75 feet.

F.

Minimum frontage: 200 feet.

G.

Maximum floor area ratio: .20.

H.

Maximum impervious coverage: 50 percent of the lot area.

I.

Minimum floor area: 7,500 square feet.

J.

No industrial uses, including parking, shall be permitted closer than 50 feet to the residential zone boundary line.

15-32-5. - Performance conditions, as to I-1 District.

A.

Idling trucks shall not be permitted between the hours of 10:00 p.m. and 7:00 a.m.

B.

Sleeping at a warehouse site or in trucks parked at a warehouse is prohibited.

C.

Above and below ground gasoline storage is prohibited.
