15-23

LIMITED VILLAGE COMMERCIAL LVC DISTRICT

15-23.1.- Purpose.

This zone district is designed to encourage the reuse and redevelopment of existing uses on the fringe of the village center core area represented by the VCC district. Uses should complement the more intensive commercial core area and shall provide primarily a service function to support the core area.

15-23.2. - Permitted uses.

A.

Principal permitted uses.

1.

Retail and service businesses except as specifically prohibited pursuant to 15-23.3.

2.

Restaurants except as specifically prohibited in section 15-23.3.

3.

Business and professional offices.

B.

Accessory uses.

1.

Customary accessory uses to the uses permitted above are permitted accessory uses.

C.

Conditional uses, pursuant to the requirements in section 15-35.

1.

Institutional uses, government uses, public utility facilities.

15-23.3. - Prohibited uses.

Any use other than those listed above is prohibited, and, in addition, the following uses are specifically prohibited:

A.

Public garages, automobile service stations, car washes and detailing shops, or automotive parts, sales and/or automotive services.

B.

Video game arcades or billiard parlors.

C.

Auctions, flea markets.

D.

Tattoo parlors.

E.

Restaurants with exterior drive-up window service.

F.

Hotels and motels.

G.

Adult book stores and/or adult gift shops.

15-23.4. - Area and bulk requirements.

A.

Minimum lot area: 30,000 square feet.

B.

Minimum frontage width: 100 feet.

C.

Minimum front yard: 20 feet.

D.

Minimum side yard: 20 feet (one side).

The aggregate of two side yards: 50 feet.

E.

Minimum rear yard: 20 feet

F.

Maximum height: 30 feet or two stories, whichever is less. An additional five feet or ½ story may be permitted upon an affirmative finding by the board that the project is compatible with adjacent land use and site characteristics.

G.

Maximum FAR: .25.

H.

Maximum impervious coverage: 60 percent.

15-23.5. - Development standards.

Development within the LVC district shall adhere to the standards set forth in Section 15-61 and the following:

A.

Restaurants shall provide a minimum of 20 interior seats. In addition the exterior facade treatment shall not be designed to reflect a corporate/franchise architectural motif but shall blend with the overall Village Center theme. If outdoor dining facilities are provided, a minimum of 12 seats shall be provided in a properly designed space.
