RLD-A SINGLE FAMILY RESIDENTIAL DISTRICT

15-14A.1.- Purpose.

The purpose of this district is to provide an appropriate residential area of the Township for the development of rural dining and food services in conjunction with the preservation of open space.

15-14A.2. - Permitted uses.

A.

Principal uses.

1.

Single family residential uses as regulated in the RLD Residence Zone.

2.

Any other use as permitted and regulated in the RLD Residence Zone.

3.

Rural dining and food services.

15-14A.3. - Prohibited uses.

1.

Night club or adult entertainment club.

15-14A.4. - Area and bulk requirements.

1.

Minimum tract area: 8 acres.

2.

Minimum lot size for commercial uses: 1.5 acres.

3.

Minimum lot size for residential uses: 80,000 square feet.

4.

The maximum floor area ratio in the food service development area shall be 0.15.

5.

The maximum impervious coverage for the food service development area shall be fifty percent (50%). However, the coverage may be increased up to sixty percent (60%) to permit courtyards consisting of architecturally treated and landscaped pedestrian areas.

The maximum building height shall not exceed two and a half (2½) stories or thirty-five (35) feet, whichever is less.

7.

Distance between buildings. Buildings shall not be erected closer than twenty (20) feet to any other building situated on the same lot.

15-14A.5. - Development standards.

1.

The uses shall be served by public water.

2.

Not less than five (5) contiguous acres shall be maintained as open space.

3.

The open space described in 2., above, shall remain intact and shall not be further subdivided. In the event the open space shall be divided by order of the court or by testamentary or foreclosure proceedings exempted by law pursuant to N.J.S.A. 40:55D-7, any rural dining or food service use previously approved by the Planning Board shall become a nonconforming use.

4.

No strip shopping center, convenience store, supermarket or gasoline service center shall be permitted.

5.

The area to be used for rural dining and food services shall be designated as the food service development area.

6.

The applicant shall provide off-street parking in accordance with the requirements of § 15-50 of the Land Development Ordinance.

7.

All uses shall have direct access to a public street(s).
