1. General Description. This district is intended to provide for single-family residential development on lot sizes adequate to allow individual wells and sewage disposal systems and to create an environment of rural-type homes on larger lots than required in the urban-type residential areas. The permitted uses, lot areas, setbacks, and other requirements are designed to encourage a quality residential area in a rural setting. All commercial activities, including home occupations, are prohibited.
2. Principal Uses Permitted. Property and buildings in a Rural Residential District (RR) will be used only for the following purposes:
(1) Single-family detached dwelling.
(2) Planned Development District.
B. Public, quasi-public, governmental buildings, and facilities such as, but not limited to:
C. Public utility service facilities such as, but not limited to, gas regulator station, telephone exchange, electric substation, water tower or well, sanitary sewer lift stations and treatment facilities, and telecommunication facilities.
(1) Parish house and convent, in conjunction with schools.
(2) Public and private school.
(3) Public library, in conjunction with schools.
(4) Public park, public playground, public golf course, and public community center building.
(6) Long-term care facility, assisted living facilities.
D. Agricultural uses such as, but not limited to:
(1) Gardening, general farming, and the harboring and maintaining of livestock. (See Section
170.58)
(2) Nursery, retail sales are prohibited.
E. Planned Development District (PDD).
3. Special Exceptions. The following principal uses may be permitted as special exceptions by the Board of Adjustment in accordance with the provisions contained herein:
A. Similar and compatible uses to those allowed as “permitted uses” in this district.
C. Churches and other places of worship, provided the property for said use fronts on a primary or secondary thoroughfare so designed in the comprehensive plan.
D. Commercial golf course and accessory driving range.
E. Modular (manufactured) home, providing that the provisions of Section
170.17(9) are complied with.

4. Height Regulations. No building or structure will exceed 40 feet in height and no accessory structure will exceed the elevation of the principal building as verified by a State licensed professional engineer, except as otherwise provided. (See Section
170.48(1)).
5. Lot Area, Lot Width, and Yard Requirements.
A. Lot Area. Each lot will have a minimum lot area of 15,000 square feet.
B. Lot Width and Yard Requirements. The following minimum lot width and yard requirements will apply:
(2) Front Yard Depth: 40 feet.
(3) Side Yard Width: Six feet minimum with the sum of both side yard widths not less than 20 feet.
(4) Rear Yard Depth: 40 feet.
6. Density. The allowable residential density in this zoning district will not exceed 2.9 dwelling units per acre, except under the provisions of the PDD.
7. Floor Area Ratio. The allowable floor area ratio in this zoning district will not exceed three-tenths.
8. Minimum Size of Dwelling. Each single-family, detached dwelling and any other structure occupied, in whole or in part, for residential purposes will contain at least 900 square feet of floor area if one story, or 1,200 square feet of floor area if two stories.
9. Minimum Structure Width. The minimum dimension (width) of the main body of any residential structure will not be less than 22 feet for at least 75 percent of the distance of the major dimension (length).
