All solar energy systems should be erected pursuant to
Chapter 158, Solar Energy Uses. The application shall be on forms provided by the Building Inspector and shall contain all information needed to show that the proposed construction or alteration complies with all applicable provisions of this chapter.
1. Small Solar Energy System.
A. Small systems shall be allowed as permitted use in identified zoning districts if it meets conditions in this Code.
B. Only one freestanding unit shall be allowed per property and shall only be allowed in a rear yard location and shall meet all rear yard setback requirements as an accessory structure.
C. Maximum height for freestanding unit shall be 15 feet.
D. Attached systems can be attached to principal or accessory structures and shall not project into minimum yard setback requirement.
E. Roof-mounted system panels (other than solar panels flat to the roof) shall only be located on the rear side of a roof facing or shall not exceed total height of subject zoning district property is located.
F. Flat roof system panels shall be allowed on a front and/or side roof facing only if they are mounted flat against the roof surface or incorporated into roofing surface material.
G. System shall be secured from climbing or unauthorized access.
H. If system is nonfunctional or inoperative for a continuous one-year time period, it shall be deemed abandoned and shall be required to be removed within 90 days.
I. System shall have non-reflective and neutral color with no advertising or logos on system panels or supporting structure other than a small identification of the manufacturer.
J. All electric circuits shall be underground or in conduits attached to structures.
K. System shall comply with adopted building and fire codes and all other applicable State and federal regulations.
2. Large Solar Energy Systems.
A. Large multiple unit systems shall be allowed as permitted uses in the identified zoning districts if it meets conditions in this Code.
B. Large multiple unit freestanding systems shall only be allowed in a rear yard location and shall meet all rear yard setback requirements as an accessory structure.
C. Attached systems can be attached to principal or accessory structures and shall not project into minimum yard setback requirement.
D. Roof-mounted system panels (other than flat solar panels) shall only be located on the rear side of a roof facing or shall not exceed total height of subject zoning district property is located.
