§ 34-7.1

Use Regulations.

Only the following principal permitted uses shall be permitted in the B-1 Zone:
a. 
Permitted Uses.
1. 
Banks and financial institutions.
2. 
Business and professional offices.
3. 
Child-care centers pursuant to N.J.S.A. 40:55D-66.6.
4. 
Medical offices.
5. 
Public buildings of a governmental or cultural nature.
6. 
Retail, trade, and service establishments, excluding automobile sales.
7. 
Restaurants; provided, however, that drive-through restaurants as defined in this chapter are deemed to be prohibited.

Personal services.

Physical fitness establishments.
b. 
Conditional Uses. Permitted only upon compliance with all conditions established in this chapter. See § 34-12, Conditional Uses.

Houses of worship.
2. 
Dry-cleaning, pressing and dyeing plants operated in conjunction with retail service counter.
3. 
Laundries incidental to retail service counter.
4. 
Motor vehicle service stations.
5. 
Farmer's market.
c. 
Mixed use shall be permitted, provided that commercial uses shall be confined to the first floor of the structure and residential uses (no more than one bedroom per 2,500 square feet lot area) shall be confined to the second: except, however, that commercial uses shall be permitted on the first and second floor of the structure where all of the required on-site parking spaces are provided. In all buildings, cellars shall be used only for utilities or storage.
