§ 34-8.1

Use Regulations.

Only the following uses shall be permitted in the B-2 Zone:
a. 
Permitted Uses.
1. 
Business and professional offices.
2. 
Studios for artists, teachers and musicians.
3. 
Public buildings of a governmental or cultural nature.
4. 
Institutional uses.
5. 
Medical offices.
6. 
Physical fitness establishments.
7. 
Physical therapy offices.
8. 
Accessory uses customarily incidental to the above uses.
b. 
Mixed use shall be permitted, provided that commercial uses shall be confined to the first floor of the structure and residential uses (no more than one bedroom per 2,500 square feet lot area) shall be confined to the second; except, however, that commercial uses shall be permitted on the first and second floor of the structure where all of the required on-site parking spaces are provided. In all buildings, cellars shall be used only for utilities or storage.
