§ 34-11B.4

Intensity, Bulk and Other Regulations.

The following shall be the standards of the 90 Midland Avenue Redevelopment District.
a. 
Minimum Tract Area. The entirety of the district, which shall be planned and developed in a comprehensive manner as a single integrated entity with one development application showing the proposed development for the entire district.
b. 
Maximum Density. 21 units per acre. This shall result in a maximum of 28 residential units.
c. 
Maximum Building Coverage. 25%.
d. 
Maximum Building Height. 3 stories/35 feet. Mechanical equipment, including but not limited to penthouse elevators, condensers, exhaust fans, air conditions and similar equipment, stair enclosures, skylights, and atrium structures may exceed the maximum permitted height by up to 10 feet, provided that such structures do not exceed 10% of the roof area on which they are located and are properly shielded or screened.
e. 
Maximum Improved Lot Coverage. 45%.
f. 
Minimum Front Yard Setback. 40 feet.
g. 
Minimum Side Yard Setback (one). 15 feet.
h. 
Minimum Side Yard Setback (combined). 50 feet.
i. 
Minimum Rear Yard Setback. 40 feet.
j. 
Minimum Buffer. There shall be a planted buffer of at least thirty feet between any principal building and the boundary of a contiguous residential zone or residential property.
