Required Conditions.

a.
In the Business Retail/Office District the following conditions shall apply to the designated class of uses:

b.
No side yard is required adjacent to other property in the B-3 Zoning District. If a side yard is provided, the minimum shall be 12 feet.
c.
For lots adjacent to any residential zoning district, a side yard of a minimum of the greater of 20 feet or the height of the building on the nonresidential lot shall be required.
