Development Standards and Requirements.

Phasing.
The 10 special needs units will be phased-in together with the 44 affordable rental units and 132 market rate units permitted in the AH-2 Affordable Housing Zone District. Such phasing shall be in accordance with the standard inclusionary zoning phasing pursuant to N.J.A.C. 5:93-5.6(d). If the developer deeds the AH-8 special needs development project to an operator of special needs housing, the combined phasing requirements of the AH-2 Affordable Housing Zone District together with the AH-8 Affordable Housing Zone District shall not apply, and the special needs housing in the AH-8 zone district would be developed in accordance with N.J.A.C. 5:93-5.5
