A.

Every part of a required side yard shall be open and unobstructed, except for the ordinary projections of window sills, air conditioning units, pool equipment, belt courses, cornices and roof overhangs and other architectural features projecting not to exceed three feet into the required side yard, and root caves projecting not to exceed 36 inches into the required side yard.

B.

Swimming pools shall have side yard setbacks of ten feet from the lot line to the water's edge.

C.

Hot tubs, spas, and fire pits shall have side yard setbacks of 15 feet.

Fire pits shall also conform to the City of Fredericksburg Fire Protection Ordinance. as applicable, set forth in Chapter 17 of the Code of Ordinances.

D.

Accessory Structures shall adhere to the setbacks of the base zoning district.
