A.

Every part of a required rear yard shall be open and unobstructed to the sky from a point 30 inches above the general ground level of the graded lot, except for accessory buildings as permitted in Section 8.270, and the ordinary projections of window sills, air conditioning units, pool equipment, belt courses, cornices, and roof overhangs and other architectural features projecting not to exceed three feet into the required rear yard.

B.

Swimming pools shall have rear yard setbacks of ten feet from the lot line to the water's edge.

C.

Hot tubs, spas, and fire pits shall have rear yard setbacks of 15 feet.

Fire pits shall also conform to the City of Fredericksburg Fire Protection Ordinance, as applicable, set forth in Chapter 17 of the Code of Ordinances.

D.

Accessory Structures shall adhere to the setbacks as permitted in Section 8.270.
