§ 13-13.5

Area and Yard.

a. 
A minimum lot of three acres shall be required where it can be demonstrated that such area is sufficient to accommodate the potable water and sanitary sewage disposal needs of the use and where it can be demonstrated that there is a minimum of one-half acre of contiguous unconstrained land which is of a shape that can reasonably accommodate a building, a well and a septic system. Larger lot sizes may be required for certain uses in order to assure that the carrying capacity of the lot complies with the standards established in the Lafayette Township Master Plan and Wastewater Management Plan.
b. 
The total gross floor area shall not exceed 20% of the total lot area.
c. 
There shall be a front yard of at least 100 feet and a rear yard of at least 50 feet.
d. 
Side yards shall have a minimum width of 50 feet.
e. 
There shall be at least 200 feet frontage on a street.
f. 
Impervious surface shall not exceed 50% of the unconstrained lands.
g. 
Where a lot abuts a residential zone, the lot shall have a 100-foot-wide densely planted buffer with evergreen plantings at least six feet in height and 10 feet in width adjacent to the residential zone line. No surface structures, parking areas or driveways shall be permitted in the buffer.
