§ 13-13.7

Parking.

a. 
The required minimum number of parking spaces shall be as follows:
Type of Use
Parking Spaces
Light industrial
1/400 sq. ft. GFA
Office, business
1/250 sq. ft. GFA
Medical offices
1/150 sq. ft. GFA
Scientific or research laboratories
1/300 sq. ft. GFA
Wholesale establishment/warehouses
1/500 sq. ft. GFA
Self-storage
1/100 storage units plus 1 for office space
For uses not listed above, the standard which applies to the most similar use shall apply.
b. 
Where it is demonstrated that a lesser number of parking spaces is adequate for a specific use, the Land Use Board may allow for a relaxation of the parking standard subject to the following:
1. 
That a conforming parking area design be shown which accommodates the full number of required spaces.
2. 
That the portion of the parking area considered for future parking shall be landscaped.
3. 
That if additional parking area is required in the future, the area reserved for parking shall be converted to a parking area at the property owner's expense.
c. 
Parking areas shall be permitted in the side or rear yards only but in no case closer than 25 feet to any side property line and no closer than 50 feet to any rear property line except that up to 10% of the required parking area to be reserved for visitors may be permitted in front of the building provided the visitor parking area is not closer than 100 feet to the front property line.
